Advanced Moisture Screening – Just $99 Extra

Add non-invasive moisture screening to your building inspection. We use a Protimeter ReachMaster Pro to compare accessible internal wall surfaces, and any unusual findings are written into your building inspection report.

What it is

Advanced Moisture Screening is an optional $99 upgrade to a standard Mainland building inspection. It is comparative moisture screening of accessible internal wall surfaces. It is not a replacement for the inspection, and it is not a specialist invasive weathertightness investigation.

Protimeter ReachMaster Pro · BLD5777

Professional Moisture Detection — Up to 120 mm Beneath the Surface

Using our professional Protimeter ReachMaster Pro, we can screen accessible internal wall surfaces for unusual moisture indications without drilling holes, removing plasterboard or damaging wall finishes.

Unlike a basic visual inspection, our advanced screening uses radio-frequency technology to assess moisture indications within a volume of building material, helping identify areas that may require closer investigation.

120 mm

Nominal maximum sensing depth

A comparative indication through a volume of wall material. Not a measurement of moisture at one exact depth, and not a reading of concealed timber.

  • Up to 120 mm sensing depth

The ReachMaster Pro can assess moisture indications within building materials to a nominal maximum depth of approximately 120 mm, depending on material composition and conditions. This is not a guarantee that moisture at every depth will be detected.

  • No holes or damage

Non-invasive technology means no drilling, puncturing or removing wall linings during the screening.

  • Comparative moisture detection

We establish reference readings from apparently dry areas and compare them with other accessible wall surfaces to identify unusual indications.

  • Advanced professional equipment

Adjustable sensitivity, audible alerts, a digital display and a telescopic handle allow efficient screening of accessible wall surfaces, including higher areas.

How the sensing works

The sensor sits against the accessible face of the wall. Radio-frequency sensing looks into a volume of the wall material. The dashed line marks a nominal maximum of about 120 mm. What the instrument actually reaches depends on the wall construction and the material.

Nominal maximum sensing depth of approximately 120 mm. Actual performance varies with wall construction and material.
  1. 1

    ReachMaster sensor

Placed against the accessible face of the internal wall.

  2. 2

    Internal plasterboard

The sensor stays on the surface. The lining is not drilled or removed.

  3. 3

    about 120 mm

Radio-frequency sensing through a volume of wall material. This is a nominal maximum, not an exact depth.

  4. 4

    Timber framing — not pinpointed

The indication does not locate water in the framing.

This is a comparative indication across a volume of material. The ReachMaster Pro does not measure moisture at an exact depth, does not give an exact moisture percentage in concealed timber, and does not pinpoint water in the framing. A clear screening does not establish that the house is dry, and it does not replace a specialist weathertightness investigation.

How We Screen Your Internal Walls

We systematically move the ReachMaster Pro across accessible internal wall surfaces throughout the home.

We establish comparative readings from apparently dry areas and look for unusual changes, paying particular attention to windows, exterior doors, bathrooms, laundries and other moisture-prone locations.

Where an unusual reading is identified, we assess the surrounding area and document relevant findings and recommendations in your building inspection report.

The screening covers accessible internal wall surfaces only. It does not include external cladding, floors or roof spaces.

Add Moisture Screening — $99

What is inspected

Accessible internal wall surfaces that can be reached during the building inspection. The screening looks for comparative differences that may need a comment in the report.

What is not included

  • A separate moisture report.
  • A standalone specialist weathertightness investigation.
  • Invasive opening of walls, floors, or ceilings.
  • A guarantee that the building is moisture-free.
  • An extra appointment or extra calendar slot.

How findings are interpreted

Readings are comparative. An unusual result is described in the building inspection report so you can see what was observed on the day. A screening without an unusual result does not prove that concealed moisture is absent.

What you receive

Relevant findings are included in your usual building inspection report, typically within 24 hours. You do not receive a second report for the screening.

Price

The screening is $99, charged once, on top of the inspection fee and travel for your property. The booking total is calculated from those amounts. Mainland Home Inspections is not GST registered.

Moisture screening is available with building inspections in Christchurch, Darfield, Rolleston, and the rest of Canterbury that we already cover.

Questions

Is Advanced Moisture Screening a separate appointment?
No. It is carried out during your booked building inspection. The calendar still offers 10:00 am and 2:00 pm, and selecting the screening does not add another visit.
Does it replace a building inspection?
No. It is an optional upgrade to a standard building inspection. It is not a standalone specialist weathertightness investigation.
What equipment is used?
Screening uses a Protimeter ReachMaster Pro, a professional moisture meter for comparative, non-invasive readings on accessible surfaces.
Which parts of the building are screened?
Accessible internal wall surfaces. The screening does not open up walls, lift floor coverings, or inspect areas that cannot be reached safely.
Will I get a separate moisture report?
No. Any unusual findings are included in your building inspection report. There is no separate moisture report.
Does a clear screening mean the building is moisture-free?
No. The screening compares accessible internal wall surfaces. It is not a guarantee that a building is free of moisture, leaks, or concealed damage.
How much does it cost?
Advanced Moisture Screening is $99, added once to the inspection fee and travel for that booking. Mainland Home Inspections is not GST registered, so the $99 is the amount charged.
Is the $99 included if I do not tick it?
No. The screening is optional and is not selected unless you choose it. Unticking it removes the $99.
Where is it available?
It can be added to building inspections across Christchurch and Canterbury, including Darfield, Rolleston, and other areas we already travel to.
How do I add it to a booking?
Use Add Moisture Screening to My Inspection. The booking opens with the screening already selected, and you can turn it off before you reserve.
